Video Marketing for Real Estate Salesperson

We all know that video marketing is important, especially in our competitive industry. In fact, every social media channel is focusing on videos.

Even Facebook is starting to model their platform (Reels) after TikTok because people nowadays like watching video content, and TikTok does it exceptionally well in that area.

What does all this mean for you, a real estate agent?

In a nutshell, you need to incorporate video marketing into our arsenal of tools to avoid falling behind.

So where do you start?

I’m sure that you have heard of the saying "A picture is worth a thousand words". So, doesn’t that mean a video is a library where consumers can learn and consume more content?

Now, before you embark on your video marketing journey, here are a few questions to ask to better prepare yourself.

1. Who is your target audience?

This is one of the most important factors when it comes to creating your video content. You have to know who you are actually speaking to before you come up with any content ideas.

"If you please everyone, you are pleasing no one."

This is a saying that stuck to me when I heard it from a friend of mine.

If you are targeting high net worth clients, would you want your video content to be on upgrading from a HDB to a private property?

And if you are targeting high net worth clients, what should be your video angle? And what image should you try to portray?

Once you really understand who is your target audience, you are set to start your video marketing journey.

2. What is your objective?

As with any effective marketing campaign, you must understand your objective.

Is it brand awareness? Or is it for lead generation? Or do you just want to gather more views and followers?

Your objective will decide what kind of video content you are going to create.

If it’s to sell a house faster, you know that it’s probably going to be either a home tour, or a testimonial video.

Below here is my testimonial video.

3. Where should I post my video?

Before you start creating your videos, think of this question — where am I going to post this content?

Facebook? YouTube? TikTok?

Your answer will decide the duration, orientation, and angle of your video.

You wouldn’t want to be filming your video in portrait mode when your main platform is YouTube, or uploading a 15 min video on TikTok.

4. What video content can I create?

This is one of the most common questions I hear and people keep telling me they are struggling to come up with content ideas.

Well, the answer is simple.

Stick with what you know.

If you’re knowledgeable in the decoupling process, make an educational video on it and share your knowledge to your target audience.

If you have a close relationship with your clients, do up a testimonial video. Testimonial videos are one of the strongest branding videos that you can do to attract more clients.

If you have many listings, go into home tours.

The thing is, everyone is unique and you need to understand your Unique Selling Point (just like how you would for your listings) and enhance it.

5. How do I create the video?

Google. YouTube.

Plenty of tutorials are available online, so the internet is your best friend.

And if you’re working solo, find a partner to do it together. I know of a few NAVIS who partnered up and form their own team for video marketing 2 years ago and one of the teams achieved $1,000,000 in sales last year.

And if you don’t want to learn or think that you ‘suck’ at holding your phone and filming it. Stick to what we do best — sales. Leave the difficult tasks to the pros (pay a videographer) and trust the process.

To end my email off, I would just like to say this to those who are on the fence about starting video marketing.

Just do it.

And no, I’m not the ambassador for Nike (although I wouldn't mind). Take the first step and figure the rest out while you move along.

You don’t have to be perfect for your first video. Give it a try and be consistent and you will be sure to improve by leaps and bounds.

Alright, if you have any questions on Video Marketing, you can WhatsApp me and I’ll try my best to answer you!

Till next time,

Before devoting his work full-time to grooming realtors, Gary was himself a distinguished real estate salesperson. He first stepped into the industry at age 30 in Year 2000 and having been Top 50 Achievers in his 5 years of sales, he understands the hurdles and challenges facing both new and experienced agents, and is thus equipped with a wealth of knowledge to aid and teach the property agents whom he takes under his wings.

In 2005, Gary realised that his true calling was to groom and coach the next generation of real estate agents. It was also the year that he consciously diverted almost all of his time and effort into recruitment activities, putting his personal sales aside and taking a hit in his bottom line.

Through sheer grit and determination, Gary's vision took hold as his team expanded, eventually growing to become the largest division in its agency, and also one of the largest in Singapore. It cultivated numerous top producers and achievers throughout the decade—some of whom have clocked in more than S$1,000,000 in commission in a single year, broken many sales records, won many local and international awards, and helped many real estate agents achieve outstanding results and realise their financial freedom.
